Wine estate located in small agricultural region of Val d'Allier

Located at an average altitude of 340 meters, the property for sale extends over an area of 29 ha 71 has 62 ca of which 19.46 ha approximately planted with vines. The balance is in meadow nature with a small pond and wooded area .

The surface is divided into 5 small islands of which the main of about 17.4 ha supports all the residential and production buildings.

OPERATING SURFACES:

The area exploited in AOP Saint-Pourçain vineyards is about 22 ha of which about 2.1 ha are rented on a site 5 kilometers from the headquarters of the farm. The farm is certified HVE (high environmental value) since 2019.

The grape variety is:
  • 2/3 in red (Gamay 40%, Pinot noir 24%)
  • 1/3 white (Chardonnay 25%, Tressallier 7%, Sauvignon 4%).

LEGAL STRUCTURE:

  • An EARL operates the vineyards owned by the transferor; it employs 3 permanent employees;
  • A commercial SAS ensures the sale and has a status of trader; 1 permanent employee

Marketing is distributed:
  • 1/3 to individuals
  • 1/3 to CHR professionals
  • 1/3 to mass retailers

3 residential buildings:
  • 1 house of 150 m² on the ground floor on 2 floors, with 4 rooms on the ground floor including a kitchen, 2 bedrooms and 2 bathrooms upstairs
