Large Languedoc estate (> 430 ha of land including 60 ha of vineyards) with Mansion house

Triangle Capital, M&A advisor for the Wine & Spirits industry, is advising the owners of Château Manet (code name of the operation), for the sale of their wine property in a Languedoc appellation.

The perimeter of Manet includes :

An exceptional site of more than 400 hectares almost in one piece:

- the presence of vestiges inherited from the historical religious vocation of the estate;
- a lake, which could be used for irrigation of the vineyard (if this technical choice were made), and which offers an important water reserve for fire fighting

A large vineyard (nearly 60 ha) almost in one piece, allowing :

- economies of scale;
- a complete range of wines, from varietal wines to parcel-based vintages;
- a wide range of terroirs and grape varieties

Vineyard managed in organic and biodynamic agriculture, in a good state of maintenance 

A certain potential for wine tourism: 

- large charming "bastide" (mansion house) with 9 rooms and suites in a preserved setting, the rooms of the bastide have been almost totally renovated although they are not exploited;
- proximity to the highway (without the nuisance) and to Languedoc villages renowned for their charm.



The purpose of this summary presentation is to detail the broad outlines of the disposal operation and to allow each potential candidate for acquisition to have a first vision of the file. In the event of confirmation of interest and after signing a confidentiality agreement, a complete file may be presented to enable each potential candidate to establish his or her conviction as to the value of the assets proposed for sale and his or her intention to submit an offer.

After receiving a confirmation of interest, Triangle Capital will set up :
-the various meetings between the potential buyers and the seller, his advisors and his team;
-on-site visits;
-the exchange of information necessary to establish a conviction and to prepare a purchase offer, if necessary.
