Detailed Description

The estate produces Red, White and Rosé wines. Grape varieties:  60% Merlot, 30% Cabernet and 10% Malbec for the red vines and 60% Sauvignon, 30% Semillon and 10% Muscadelle for the white vines. There are 5 brands, of which 3 "Château" brands. There are 9 different wines and 2 sparkling wines - White and Rosé.

The density is 4,000 - 5,000 plants / ha. About 3 ha in 3 m remain to be restructured. The soils are clay and limestone with gravel. The vineyard has obtained the level 3 of the HVE (High Environmental Value) certification.

The operating facilities with a total surface area of 1572 m² are composed of a vat room with a capacity of 3186 HL, 1 bottle storage cellar, a barrel store, offices, a tasting room and a phytosanitary room as well as a shower room for the employees. There is also a beautiful reception room equipped with a kitchen which is rented for weddings. (approx. 1,200 euros per weekend and rented approx. 15 times a year). There is a shop, open 360 days a year, on site which sells 45% of the production with about 3500 private customers.

The wines are highly acclaimed and received medals or ratings from specialist commentators every year.

The 3 employees are to be taken over or not depending on the buyer's wishes.

The property is sold with the wine-growing equipment necessary for the operation and maintenance of the vines.

The sale price includes the stock valued at  €651,123 as per the balance sheet at 31 December 2019. The stock is essentially from 2016, 2017, 2018, and 2019.

The future buyer could take over the loans at attractive rates and the seller will give up the remaining Director’s loan account at the time of sale. If you are interested in this arrangement, we could send you the price calculation of the shares of the GFA and SCEA.
If the buyer prefers a farming contract only, the loan for the purchase of the vines may be retained by the seller and the price will be reduced accordingly.
